When Should I List My House?
A frequently asked question that many home sellers in our area ask is, "When should I list my house?" or "When is the best time to list my house?". If you're familiar with Hayward and the Greater Northwoods you probably already know that it's a seasonal market with a boom in our population coming over the summer months. Therefore, in order to tackle this question I've averaged home sales over the past twenty years and this is what the data says. If you look at the chart below you'll notice two inflection points; a positive one in March where the graph begins sharply ascending and a negative one in October where it begins slightly descending with a sharper drop in November (interestingly enough, it also takes a small breather in July but I'll chalk this up to people enjoying their holiday season - America Rocks!). This gives us an idea of the busy season with 65% of homes being sold between the months of May - October with an average Cumulative Days on Market of 82 over this same period last year (2023). So, what does this mean? This means, if you want to take advantage of the bulk of the selling season, the data suggests listing your house in March, and for all you sellers who want to spend one last summer up at the cabin, the latest would August. Ultimately the decision is up to you. Now the interesting part about his data is it's nearly identical for waterfront with approximately half these sales being lake homes with an average Cumulative Days on Market (CDOM) of 77.
